Review of: Learning Objectives:  Understanding how the price per square foot is derived for a residential property. Review of depreciated cost analysis, sale to list ratios, deriving sales concessions adjustments, and other recognized methodology typically used by an appraiser.

  • Determine GLA adjustment
  • Understand how market depreciation affects value
  • Understand how physical depreciation affects value

Skills Obtained:  To simulate the steps taken by an appraiser to calculate price per square foot, sales concessions, etc. in a Sales Comparison Approach to value. To simulate steps taken by an appraiser to develop the Cost Approach to value.
